To Whom It May Concern,

I have worked with David Miank on the renovation and additions to two projects in San Antonio: Basis North Central and Basis Medical Center. On these projects I served as the Architect of Record and he served as the General Contractor.

These projects were extremely challenging, with many unforeseen issues arising during
construction as a result of inheriting a pre-existing building. The scope required a complete renovation to two difficult buildings in the span of 8 weeks (over 100,000sf), including the additions of 3,000 SF Multipurpose rooms, revised classroom layouts, re-roofing, exterior playground areas, re-flooring, and an entirely new casework package for the schools. He was further complicated by the constant presence of school staff during the construction period.

David was in a tight spot – and he rose to the task every time. The buildings were completed on time and problems were solved expeditiously and thoroughly. He is demanding but respectful of the subcontractors working under him and his expectation level for finished product never wavered despite the myriad of issues. I oftentimes leaned on him for his expertise and his perpetual calm demeanor during the process.

When I think about hiring a contractor I think about someone who will get the job done, be honest about his work and be accountable. David hits all of these marks in spades.

To whom it may concern,

I am happy to offer my recommendation of David Miank. I worked with David on two construction projects and he consulted me on several more. The two projects David worked on with me were an office renovation and a retail strip center renovation. Two things that made David really stand out to me were his communication and flexibility. On top of that, David was always accurate on both pricing and timing.

David was always an extremely responsive communicator. While working with David, it felt as if he was always several steps ahead and ready for the next decision to be made. This was helpful because it gave me time to make decisions without slowing him down. If any problems arose, David was always very forthcoming and eager to explore every option to find a solution that worked for us and was fair to everyone.

When working with David, he was extremely flexible to our needs. He was always more than willing to produce several bids and alternatives to projects which provided us with the information that allowed us to make better decisions.

Finally, I would also like to add that David is an extremely genuine person. It is clear he cares both about doing a great job on a project and about the people he works with on a personal level, which makes working with him more enjoyable. I would recommend David for any type of construction project.

I am writing this letter as a reference for David Miank.

Our firm, GAA Architects, worked for David and his company, over several years on numerous projects as the architect on their design-build teams. The projects included the remodel of a 30,000 s.f. classroom building and other classrooms interior improvements at Azusa Pacific University, the exterior remodel and interior tenant improvements of three Ashley Furniture Home Stores, design/entitlements for 600,000 s.f. of aircraft hangars, and numerous feasibility studies and proposals.

We loved working for David because every project was a success. David's leadership, expereience and technical expertise along with the team culture of mutual respect that he fostered resulted in the client being satisfied and our firm and staff enjoying the process.

He realistically scheduled, scoped, and budgeted the projects, selected qualified teams, provided information needed, represented the team to the Owner, and pushed projects forward to meet schedules.

Lastly, David is a gentleman and a scholar with a sense of humor and humility. I look forward to the opportunity to work with David again and would recommend his work to anyone.

    St. Bernardine Hospital began the task of building our first off campus unit, an urgent care center. The unique dictates of the corporate owners, State, County, and local City regulations, and wanting it to be a sound business venture, daunted the amateur team that included myself.

    David Miank and his company were hired by the hospital to help us. There were 3 other companies involved in a large medical building under a poor leading landlord.

    David's expertise in all aspects of the project not only benefited us, but kept my neighbors from making some mistakes in space planning and medical regulations. As a new unit leader, I found his guidance indispensable; from simple flow planning for nurses to what to watch as the contractors tried to cut corners that would put my company at risk during State and Federal inspection.

    The trust I developed for David during the first build was a secure asset when we decided to build the second a couple years later. His constant vigilance of all aspects of the project inspired my growth as a leader. His non-threating questioning of contractors made it very clear to them, he knew how they were supposed to complete their tasks and he was not going to let them provide us with substandard work.

    Interestingly, when a corporate financial rep made a site visit on the second project to evaluate where he thought we should save money, David had already addressed those very details. We not only came in under budget and ahead of schedule, we did it with almost no change orders (that the corp guy would have cost us more than he proposed to save).

    sensitive, and quality conscious work you have completed over the past three years. Your efforts at the City of Victorville and Southern California Logistic Airport in particular, where you managed the completion of over $96 million dollars of new hangar space and infrastructures are exemplary. Not only did you complete four (4) large aircraft hangars capable of housing a 747 on time and under budget; but you also were instrumental in the completion of tarmac, taxiways, streets, wet utilities, dry utilities, parking lots, storm interceptor structures, high-pressure lines for a 1million gallon fire suppression system, demolition of existing utility systems and structures, and all ancillary infrastructure to support those hangars.

    Your team and its efforts greatly facilitated our record completion of public projects; and have made possible the expansion of Southern California Logistics Airport, and the creation of hundreds of jobs within the City of Victorville and surrounding towns of Adelanto, Apple Valley, and Hesperia.

    We value working with firms such as yours for many and varied reasons; not the least of which is that you do what you say you are going to do when you say you are going to do it in a professional and quality conscious manner for the contract amount, which we agreed upon.
